Asbestos Surveys

What is an Asbestos Survey?

An asbestos survey is a critical inspection carried out to identify the presence, type, and condition of asbestos-containing materials (ACMs) within a building or structure. Required by UK health and safety regulations, asbestos surveys are essential for managing asbestos risks and ensuring legal compliance before refurbishment, demolition, or ongoing occupancy. There are two main types of asbestos surveys: a Management Asbestos Survey, which helps in the day-to-day management of asbestos in a property, and a Refurbishment and Demolition Asbestos Survey, which is mandatory before any major building work. Conducted by qualified asbestos surveyors, these surveys involve a thorough site assessment, sampling, and laboratory analysis to ensure any asbestos is correctly identified and safely managed or removed. Asbestos surveys protect occupants, workers, and contractors from exposure to harmful asbestos fibres and support compliance with the Control of Asbestos Regulations 2012.

What to Expect From an Asbestos Survey?

When you book an asbestos survey, you can expect a professional and systematic inspection of your property to identify any asbestos-containing materials (ACMs). A qualified asbestos surveyor will visit your site to carry out a detailed visual assessment, take samples of suspected materials, and record the location, condition, and type of asbestos present. These samples are then analysed in a UKAS-accredited laboratory to confirm the presence of asbestos. The process is designed to be minimally disruptive but access to all areas including ceilings, lofts, service ducts, and voids may be required. After the inspection, you’ll receive a comprehensive asbestos survey report, which includes test results, risk assessments, and recommendations for management, encapsulation or safe removal. This report is essential for health and safety compliance, especially if you’re planning refurbishment or demolition work.

When Do You Need An Asbestos Survey?

You need an asbestos survey if you own, manage, or are responsible for a building constructed before the year 2000. Asbestos was widely used in construction materials until it was banned in the UK in 1999, so any older building may contain asbestos-containing materials (ACMs). A Management Asbestos Survey is required to ensure ACMs are safely monitored during normal occupation and maintenance. A Refurbishment and Demolition Asbestos Survey is legally required before any intrusive work, such as renovations, structural changes, or demolition, to identify and safely manage or remove any asbestos before work begins. Landlords, duty holders, property developers, and construction contractors must ensure an asbestos survey is in place to comply with the Control of Asbestos Regulations 2012 and protect workers, occupants, and the public from harmful asbestos exposure.
