We all know and have to acknowledge
that the world’s natural resources are finite
and are reducing quickly. In light of this, and to combat the effects
of global warming European Directives and our own Government legislation
has been introduced in an effort to reduce energy utilisation and
wastage from buildings.
The European Directive on the Energy Performance of Buildings and
The UK’s Energy Performance of Buildings (Certificates and Inspections)
(England and Wales) Regulations 2007 have been introduced to help
combat the impact of carbon dioxide emissions which will ultimately
help sustain the environment for future generations.
As a result of the introduction of this legislation, from 1st October
2008, virtually all commercial property which is being offered for
sale or let will require an Energy Performance Certificate (EPC).
An Energy Performance Certificate rates a building’s efficiency
on a scale of A-G with ‘A’ being the most efficient and
‘G’ having the lowest efficiency. Using the same scale
the EPC indicates the environmental impact of the property based on
its carbon emissions.
The outcomes and rating may help a potential buyer or lessee in their
investment decision.
